Anne Arundel County Releases Draft Zoning Maps, Zoning Change Applications For Regions 2, 4, 7

Deadline to review updated zoning maps and apply for zoning changes is June 1, 2023

Annapolis, MD (May 5, 2023) County Executive Pittman and the Office of Planning and Zoning (OPZ) invite the public to review the draft updated zoning maps for Regions 2, 4 and 7. Property owners can also apply for zoning changes until June 1, 2023.

“Land use and zoning are important aspects of ensuring smart development and building a more equitable and sustainable future,” said County Executive Pittman. “I strongly encourage the public to take part in this opportunity to have a say in the future of their communities.”

Areas under zoning review include:

  • Region 2 includes the west County communities of Jessup, Annapolis Junction, Laurel, Maryland City, parts of Hanover, the Patuxent Research Refuge, and Fort George G. Meade.

  • Region 4 covers the Broadneck peninsula and the Lake Shore peninsula, and includes the communities of Pasadena, Gibson Island, Severna Park, Arnold, Cape St. Claire, and Broadneck.

  • Region 7 includes the communities of Greater Annapolis, Parole, Riva, Annapolis Neck, Bay Ridge, and Highland Beach.

“Reviewing zoning as part of the Region Plans helps ensure that the local communities have input into these maps,” said Jenny Jarkowski, Planning and Zoning Officer.

Zoning regulates the kind and the scale of property uses that can be developed in different locations. The County’s zoning maps are being updated as part of the ongoing Region Plan process to reflect changes in the adopted land use plan in the County General Development Plan, Plan2040. Proposed changes to the zoning maps more accurately align with existing development patterns and support smart growth principles, with increased opportunities for housing and development in targeted areas, while limiting development potential in rural areas and peninsulas.

The draft zoning maps can be accessed at aacounty.org/regionplanhubs or by clicking on the individual links for Region 2, Region 4, and Region 7. Property owners can apply for zoning changes by visiting the online portal and selecting the “Application” tab.

County staff drafted zoning maps and Stakeholder Advisory Committees reviewed proposed map changes for each Region. Community members in these Regions can also review and comment on the draft zoning maps during a drop-in session at a local library location.
